Terms & Conditions

Thank you for choosing Queen Lee Studio as a place to create your magic. The studio is a labour of love, and we ask that everyone respects the space by observing the below studio rules. Failure to do so may result in additional cleaning or damage fees and/or loss of future access to the studio.

Entrance to the studio is on Lee Avenue through the door with the black awning.
You must retrieve the key from the lockbox to open the main door. Lockbox code will be provided prior to your session. Please lock door behind you. Lost keys will be subject to a $200 fee for lock replacement.
Studio entrance is on the second floor on the right. You will be provided with a passcode to open the door prior to your scheduled time.
If the number of attendants exceeds maximum capacity, please contact us directly to book your studio room. If you exceed capacity without pre-approval from our team, there will be extra charges.
All garbage brought into studio room must be removed at the end of your session. Additional garbage bags can be found in the restroom should you need them. If there is garbage left behind, you will be charged a $100 cleaning fee.
Unfortunately, due to building rules there is a strict NO PETS policy.
Out of respect for our building neighbours please keep the noise level to a reasonable volume, including any use of music. Music played in the studio must not contain any explicit content.
If there are damages of any kind (including: floor, furniture, props, V Flats, props or equipment) you will be asked to pay for the cost of damages. Additional damage fees are as follows:
- Broken furniture: $200
- V Flats: $200
- Broken props: $100
- Floor scratches: $100
- All other equipment $100
Keys to the restroom can be found in the suite. Please be sure to lock the restroom and return the key to its hook before leaving.
Booking and cancellation policy:
- All shoots have to be paid in full at the time of booking
- Queen Lee Studio offers studio credit for cancelled bookings (no refunds)
- If you cancel your reservation with over 48 hours’ notice from your booking date, a reschedule fee will be 20% of your booking value
- If you cancel your reservation within 24-48 hours of your booking date, a reschedule fee will be 50% of your booking value
- If you cancel within 24 hours of your booking date, you will be liable for the full value of the booking
You must have your own insurance to operate onsite with your clients.
The studio cannot be used to shoot pornographic material
Smoking, recreational drugs and intoxication are strictly prohibited on site.
For safety, there can be no shoots with an open flame (i.e. birthday candles). There is a fire extinguisher visible in the suite.
All items must be brought into the studio rooms you are renting. We are not responsible for loss or damages to items left in the common areas.
Studio door and main door must be locked at the end of your scheduled time. Key must be returned to the lockbox.
